Permissions
Do I require Planning Permission?
Under permitted development legislation, in most cases you do not require Planning Permission for the designs in our Luna Collection. In certain circumstances, and for larger/taller bespoke sizes, permission is required, however our team will handle this on your behalf.
Do your spaces need to be Building Regulations compliant?
There are a variety of different rules covering the need to be Building Regs compliant. Studios under 15sqm do not require Building Regs approval, neither do studios between 15-30sqm as long as they are at least 1m from your boundary. Any studio with sleeping accommodation needs to be compliant, as do studios over 30sqm, and we can build your studio accordingly.
Will I require a Party Wall Agreement?
If you are building your studio near a neighbouring property, you might need a Party Wall agreement. Our team will advise you if this is the case and talk you through the process.
I live in a Conservation Area, or in an area with an Article 4 Directive, is this a problem?
The short answer is 'probably not'. Although it will depend on the exactly limitations of your area, most Conservation Areas will only limit the appearance of your studio. We may need to modify materials or geometries to meet local heritage guidance, but our team of architects will sort this out for you and create a more sensitive design that you will love regardless.
My property or area has a restrictive covenant, can I still get a Luna space?
This will depend on the wording of the covenant. Please contact us to discuss your options.
